Bookings for TheRowanTree are subject to the following conditions set out below and apply to direct bookings with TheRowanTree B&B as well as any booking partners or travel companies.

Direct bookings are secured upon written confirmation of the booking by us and upon receiving any deposit requested.  A 20% deposit is normally required and payment of this is expected within 7 days of booking confirmation. Deposits are non-refundable. Deposits can be sent to us using cheque or bank transfer, details upon request.  

The balance is due prior to your departure unless a prior arrangement has been agreed with us..

In the case of a cancellation, please inform us immediately so we can attempt to re-let the room.  If we are unable to re-book all rooms and nights then you are liable for the full amount. We therefore strongly recommend that travel insurance is taken out.

Your booking will not be cancelled by us except in exceptional circumstances beyond our control including and not limited to illness and death within the family.  In such an event, we will notify you about the cancellation as soon as possible and also arrange for any deposit to be refunded.  No further liability will be accepted by us.

It is your responsibility to get here and we will charge the full rate for no-shows.  We will however try to work out any reasonable solution like moving the dates slightly.

Our check-in times are between 4pm and 6pm.  If you are unable to arrive between these times you must inform us in advance to arrange a suitable check in time outside of these times.  Failure to do so may result in your booking being cancelled and being treated as a no-show.  We cannot accept any arrivals after 10pm.

Rooms should be vacated by 10am on the day of departure.  Late departures may incur an additional fee of £10 per hour or part of.

TheRowanTree B&B is strictly a non smoking /vaping establishment. We reserve the right to charge you the full cost of a thorough deep clean plus £50.00 administration fee for smoking/vaping on the premises. 

Dogs are only accepted by prior arrangement as limited facilities are available and we charge £10 a night for them.  Dogs must be well behaved and must never be left on the premises unattended. You agree to pay for repairs or replacement, including delivery charges, for any damage caused by you or your pet.  Our chickens will sometimes venture to the front of the house and therefore we ask that you are wary of this and do not allow your pet to chase them.

The number of people sleeping at the B&B must not exceed the number booked at any time.

We accept no responsibility for loss, damage or theft of any belongings, vehicles or bikes, left on the premises or grounds however caused.

The rear garden is private as we have free range dogs and chickens.

Bicycles may be left at your own risk at the right hand side of the house as you look towards the front of the house.  There is no bicycle shelter available.

We reserve the right to amend these terms at any time.
